Washington, DC's Biggest Revitalization Project

The Anacostia Waterfront area of Washington, DC is undergoing a massive transformation. With a $10 billion restoration and revitalization plan underway, the Anacostia Waterfront is the city’s fastest-growing area of employment, entertainment and residential growth. The redevelopment project, which includes the building of Nationals Park, the Washington Nationals new baseball stadium, will also create 6,500 units of new housing, three million square feet of new office space, 32 acres of new parkland and a 20-mile network of riverside trails. Local government and advocacy groups are working towards cleaning up the Anacostia River to restore its ecosystem.

Key Projects along the Anacostia Waterfront

  • Poplar Point - The 130-acre site along the shoreline of the Anacostia River will be a mixed-use development and waterfront park including residential, commercial, cultural, and recreational space.

  • Hill East Waterfront – The area along the shores of the Anacostia River at the southeastern end of Capitol Hill will be transformed into an urban multi-use waterfront district connecting the surrounding neighborhood to the Anacostia Waterfront.

  • Washington Canal Park – The new park will provide a green space along the route of the historic Washington Canal near the Nationals Baseball Stadium. Washington Canal Park will be the centerpiece of a high density, mixed-use, development district that includes the new headquarters for the US Department of Transportation.

  • Marvin Gaye Park - Formerly known as Watts Branch Park, the newly revitalized park will include a bicycle trail, a restored stream and ponds, woods and gardens.

  • The Wharf (Southwest Waterfront) - The 47-acre site along the Washington Channel, stretching from the historic Fish Wharf to Ft. McNair, will be redeveloped to include restaurants and shops with new residences located above, a new hotel, marinas, a waterfront park, and an expanded riverfront promenade with public access to the water. The plan is to transform this area into an urban destination that mixes maritime activity and commerce with culture and housing within easy walking distance to the National Mall.

  • Waterfront Station(formerly known as Waterside Mall) – Located at M and 4th Sts. SW. A 2.5 million square foot mixed-use development will consist offices, residential and retail space. The building will house two major DC government agencies, the Office of the Chief Financial Officer (OCFO) and the Department of Consumer and Regulatory Affairs (DCRA). There will also be a new grocery store.

  • Kenilworth Parkside – The mixed-use project will include 2,000 new housing units and 500,000 square feet of commercial and retail space.

  • Kingman Island – Kingman and Heritage Islands, a 45-acre parcel of land along the Anacostia River, will become a publicly accessible park with natural wetlands and wildlife habitat, trails, canoe tie-ups, and a playground.

  • Anacostia Riverwalk - A 20-mile multi-use trail will be built along the east and west banks of the Anacostia River stretching from Prince George’s County, Maryland to the Tidal Basin and the National Mall in Washington, DC.

  • Anacostia Metro Station – Plans are underway to provide good access to the Anacostia Waterfront via Metro and to transform the surrounding area into a mixed-use hub for shops, apartment residences, and government offices.

  • Ballpark District -The new Washington Nationals Baseball Stadium is a key component to the revitalization of the Anacostia Waterfront. The stadium is scheduled to open for the 2008 season. The surrounding neighborhood will include a diverse mix of retail, entertainment, residential, and office spaces.

  • The Yards – The 42-acre neighborhood along the Anacostia Waterfront includes 2,700 new condos and apartments and 1.8 million square feet of office space.
